BUDGET MY MOVE

About Budget My Move

Practical planning tools to help you understand the numbers behind a home move.

What the site does

Budget My Move brings together affordability, sale proceeds, mortgage overpayments and home comparisons. It is maintained by the Budget My Move site owner as an independent planning resource. It does not arrange mortgages or provide regulated financial advice.

Start with Sale Proceeds if you are selling, or Affordability if you are planning a purchase.

How the affordability assessment works

Affordability and Compare Homes use the same calculation method. Monthly money remaining is estimated take-home pay minus other household spending, the mortgage payment, council tax, insurance, service charges and maintenance.

The score combines four continuous measures: mortgage relative to gross income (30%), mortgage relative to take-home pay (30%), loan-to-value (15%), and all monthly housing costs relative to take-home pay (25%). Each measure is limited to a 0–100 range before weighting.

  • Mortgage-to-income contributes 100 at 2.5 times income or lower, falling to 0 at 5.5 times.
  • Mortgage payments contribute 100 at 15% of take-home pay or lower, falling to 0 at 50%.
  • Loan-to-value contributes 100 at 60% or lower, falling to 0 at 100%.
  • All housing costs contribute 100 at 20% of take-home pay or lower, falling to 0 at 60%.

Green starts at 70/100 and Amber at 45/100. A scenario is Red regardless of its score if there is a monthly deficit, insufficient cash for the deposit and buying costs, less than half a month of entered outgoings in cash after purchase, mortgage payments above 50% of take-home pay, or a mortgage above 5.5 times gross income. Invalid price, income, deposit or term entries also prevent Green.

These thresholds are the site’s planning indicators. They are not lender approval criteria. Check the reason shown with a Red result, rather than relying on the numerical score alone.

Assumptions and review dates

Calculation and usability review: 15 October 2026. Both affordability views share one assessment source. Standard checks cover monthly deficits, negative sale equity, cash reserves, transfers, saved scenarios and mortgage overpayments.

Mortgage estimates assume a repayment mortgage with the selected rate held constant, calculated monthly. Real lender schedules, fees, daily interest, rate changes and overpayment limits can differ. Check early repayment charges with your lender.

Take-home pay is a simplified employment-income estimate using England, Wales and Northern Ireland income-tax bands and employee National Insurance. It does not model Scottish income tax, pensions, student loans, benefits, individual tax codes or all income types. Use your payslips and an adviser to check the budget.

The standard residential purchase-tax bands were checked against official guidance on 15 October 2026. The estimate does not cover every relief, residency surcharge, linked transaction or ownership arrangement. Confirm the result using HMRC’s SDLT guidance, Revenue Scotland or the Welsh Revenue Authority calculator.

Comparison buying costs are entered separately for each home and must include the correct purchase tax. Update them when the offer price, location or purchase circumstances change.

Saving and carrying your figures

Calculations run in your browser. Working figures stay available as you move between calculators in the same tab. Save scenario stores figures in that browser; Export scenario creates a file that you can import later.

A transfer from Sale Proceeds replaces the sale equity and cash-held-back fields. It leaves other cash savings unchanged, so repeating the transfer does not add the same cash twice. Cash kept back is limited to the actual positive net proceeds.

On a shared device, use Clear saved data when you finish. Clearing saved data removes stored scenarios; Reset example restores the form’s example figures. The site’s normal hosting and analytics can still operate independently of the calculators.
